Access Statement For 19 Church Street. Lyme Regis.
Our self catering cottage is located in the centre of Lyme Regis and is an attached corner property built approximately four hundred years ago with an extension in the 1970's. There is access to the front and rear of the property. We have tried to provide as much information as possible in this statement, if you have any queries please do call. The nearest bus stops are at the corner of Anning Road and Charmouth Road or by the town clock in the centre of Lyme Regis. Available buses are the no.31 that provides a service between Axminster and Weymouth and the X53 that provides a service between Exeter and Bournemouth.
The nearest train station (Axminster) is approximately 5 miles away. The no. 31 bus travels from the station to the bus stop at the corner of Anning Road and Charmouth Road. There are also taxis at the station or if an accessible taxi is required we would suggest that it is pre-booked (Matts Cabs 01297 442222).

Arrival & Car Parking Facilities
Luggage can be unloaded at the back of the cottage.
There is a courtyard and parking for 1 car at the rear (accessed through double gates)
The entrance at the front has 1 step down from the pavement – 15cm high, 23cm deep, 81cm wide. The door is 75cm wide with a threshold 14cm wide. The door opens inwards.
The entrance at the rear has one step up (18cm high, 140cm deep, 250cm wide) from the courtyard.
The cottage is approached from the courtyard which has a covering that is flat and solid - it is a resin and pea shale mix.
There is a level access from the road to the courtyard.
There is an automatic movement sensor light in the courtyard.
Keys are accessible from a key pad located to the right of the rear entrance at a height of 150cm.
There are facilities for dogs which include blankets, a towel and dog bowls – these are located above the washing machine in the downstairs hallway.
Main Entrance & Reception
The main entrance is through the courtyard at the back of the property. This entrance has 1 step up – 18cm high, 140cm deep, 250cm wide.
The door can be opened up to a single width of 60cm or a double width of 118cm. These doors open outwards.
This entrance leads directly into the dining area of cottage.
There is a threshold (9cm high, 10cm deep) the length of the doors.
Public Areas - General (Internal)
The cottage is mainly open plan downstairs.
Entry is directly into the dining area, with a kitchen to the left and a living room directly in front.
The flooring is tiled on entry and in the kitchen - the living room area is carpeted with close pile carpet.
The decor is contrasting, with white walls and black flooring in the dining area and kitchen and dark stone walls, biscuit coloured carpet and brown sofas in the living area.
There is a cast iron spiral staircase located in the living area that gives access to the bedrooms on the first floor (14 steps, 18cm high, 28cm narrowing to 7cm deep, 87cm wide). The handrail is on the left as you go up. There are 2 stair gates - one at the top and one at the bottom.
There is a secondary dog leg staircase which can be accessed from the courtyard that also leads to the upstairs bedrooms (2 steps then 10 steps, 21cm high, 25cm deep, 93cm wide). The handrail is on the right as you go up.
There is a telephone for the sole use of the guests located in the living area on the desk.
The cottage is well lit with spotlights and low level ambient lighting.
There is a television in the living area.
Public Areas – WC
Comprising toilet, shower cubicle and wash basin.
It can be accessed via a hallway (width 151cm). The hallway is located one step up (11cm high, 103cm wide) from the living area.
The door to the bathroom is 59cm wide and is a sliding door.
The flooring in the hall and bathroom is black tiles with non slip bathmat and duck board in the bathroom.
Rim height to the shower (step over) is 24cm.
Entrance to shower is 55cm (glass door opening outwards to the right).
Toilet seat height 43cm.
Space to right of toilet is 21cm, space to the left is 25cm.
Dining Room & Lounge
There is a bright even light from overhead spotlights.
The flooring is black tiles.
The dining table is made up of 2 tables pushed together. They are moveable. There are legs on each corner. The height of the table is 75cm.
There are 8 wooden moveable chairs, all without arms. They have cushions for comfort. There are 2 further chairs located in the living area and kitchen if needed.
There is a high chair provided.
There is a minimum space of 90cm between the table and the walls on 2 sides. The other 2 sides are open to the room.
There is a bright even light from overhead spotlights and low level ambient lighting.
Flooring is short pile fitted carpet. There is a 7cm wide level wooden carpet threshold between the living and dining areas.
Furniture is moveable and there are plenty of non feather cushions provided.
1 Easy chairs provided has arms (non feather filling).

There are 2 sofas provided (non feather filling).
There is a futon that can be made into a double bed.
A desk chair without arms is provided (wooden with cushion).
TV provided with remote control (also available are DVD and CD)
There is a front loading washing machine located in the downstairs hallway, just next to the bathroom.
There is a front loading tumble dryer located in the downstairs outside cupboard, located next to the patio doors.
All bed linen is provided.
First Floor – 2 doubles, 2 twins. There is also a cot.
The first floor is carpeted throughout with a short pile fitted carpet.
At the top of the spiral staircase there is a hallway 80cm wide with 2 double bedrooms and a bathroom off it.
Continuing down the hallway there are 2 steps (13cm high, 27cm deep and 80cm wide). The hallway then leads to 2 further twin bedrooms.
Non Feather duvets and pillows provided in each room.
Sheets, duvet covers and pillow cases are poly-cotton.
Double beds are 140cm in width and single beds are 96cm in width.
Bed heights 48cm from the floor to top of mattress.
All beds are moveable if more space is required.

Largest transfer space available to left of one bed is 50cm.
Largest transfer space available to right of one bed is 200cm.

Step (8cm high, 18cm deep, 82cm wide) leading to door (70cm wide) to outside balcony with access to outside stairs. This door opens inwards and has a threshold 15cm deep with a step down to the balcony of 10cm.
Door width 74cm.
Twin room. 2 x 96cm beds.
Total space possible between beds (where beds are on opposite walls) is 108cm.
Step (10cm high, 27cm deep, 79cm wide) leading to door (73cm wide) to outside balcony with access to outside stairs. This door opens outwards and has a step down to the balcony of 12cm.
Bathroom, Shower-room & WC [Ensuite or Shared]
Downstairs bathroom as mentioned earlier.
Comprising - toilet, bath and wash basin.
Shared with all upstairs rooms.

Toilet seat height 46cm
Space to right of toilet is 37cm, space to the left is 23cm.
Bath with flexible shower attachment.
Bath height is 55cm. Integral bath rails available on both sides.
Flooring is laminate wooden floor with a non slip bath mat.
Kitchen entrance from the dining area.
Worktop height 91cm.
Oven door is hide and slide, height of lowest shelf 36cm, can be accessed from the side or from the front.
Sink is 92cm high with no clear space below.
Hob is 91cm high.
Table provided 84cm high, 60cm deep, 110cm wide.
Flooring is black tiles.
Evenly lit kitchen with spotlights above work surfaces where required.
Good contrast between floor, cupboards and walls.
Larder Fridge freezer available, highest shelf in fridge 100cm and lowest shelf in freezer is 138cm.
Microwave on 125cm high shelf above worktop.
Floor standing dishwasher with access from 3 sides.
Grounds and Gardens
The courtyard has a picnic bench to sit at – it has 2 benches permanently fixed to the table.
Mobile phone coverage is patchy at this property.
There are 4 standard smoke alarms fitted at this property.
Dogs are welcome at this property.
